Construction features and furnishings 

The main house


The walls and the slightly sloped cathedral roof are constructed with M2 panels covered on both sides with cement treated against water and moisture. The M2 panels provide excellent strength and good insulation from humidity, heat and noise. The cement roof is covered with a 4 mm synthetic asphalt roofing membrane reinforced with a polyester mat. The roof has been inspected and painted in February 2016. The indoor ceiling is 11 ft (3.3 m) at its summit.


There are curtains on all windows, two 36'' (90 cm) wide steel entrance doors in the living room and an additional outer aluminum glass door with automatic closing (to the patio) - 32'' (80 cm) wide bedroom, bathroom and laundry room doors and 24'' (60 cm) closet doors in the bedrooms - 4' x 6' (1.2 m x 1.8 m) security windows in all rooms except in the bathroom, laundry room and storage spaces with windows measuring 2' x 2' (0.6 m x 0.6 m) - Ceiling fans with light fixtures in all the rooms except the bathroom, laundry room  and storage spaces - Handcrafted teak doors on all the cabinets and storage spaces in the kitchen.


Master bedroom furnishings: A/C split unit - Walk-in closet with a light - Queen size bed & bedding - Bedside table with clock - Satellite cable outlet - Computer corner with a table and computer chair - Trip lite UPS – BenQ 24'' (60 cm) LED monitor – HP office pro 8630 printer – Brother Laser printer - Keyboard - a 2 drawer metal file.

Bathroom furnishings: Vanity laminated countertop with recessed sink – large mirror over the vanity - Light fixtures above the mirror and on the ceiling - Built-in wall storage space with 3 shelves with spare bedding, towels and toiletries over a 4 drawers cabinet - Toilet with Kohler quick release/attach and quiet close toilet seat - Walk-in shower 4' x 7' (1.2 m x 2 m), with a seat, equipped with a fixed and a handheld shower heads - 2 towel holders.

The guest house


The walls are constructed of concrete blocks with a layer (interior and exterior) of cement treated against water and humidity. The floors are tiled, and the dropped (suspended) ceiling is covered with quality insolated ceiling tiles. The bathroom and walk-in shower are furnished and fully functional. This newly built guest house has not been lived in. All plumbing and electrical connections are in place for the installation of the split air conditioner, the propane gas stove, the washer, the dishwasher and the light fixtures under the kitchen cabinets. The kitchen design and the installation of all closet doors are left to the new owner.

Bathroom furnishings: Light fixtures above the mirror and on the ceiling - Bathroom vanity with sink dual flush one piece toilet with quiet close toilet seat - Storage space with 3 shelves and handcrafted teak doors - Walk-in shower 7' x 4' (2.1 m x 1.2 m) with fixed and hand held shower heads.


The covered patio

The covered patio is tiled and well lit.

Furnishings: 2 deckchairs - 4 chairs - Satellite cable outlet.


The outdoor kitchen

The outdoor kitchen is in a recessed area of the patio by the main house. The kitchen is equipped with a fan to eliminate smoke and cooking odors.


Furnishings: 2 Patio tables and 12 chairs - Stainless steel propane gas stove - Cabinet with recessed stainless steel double sink and a storage space with doors - Weber Genesis BBQ propane gas grill - Stainless steel refrigerator - Fan.


The swimming pool

The in ground concrete swimming pool is 4' (1.2 m) to 6' (1.8 m) deep, it has a built-in bench all along the shallow side and is illuminated by two underwater projectors. The inside walls and bottom are covered with tiles for easy maintenance. It is equipped with a water filtration system (water pump and tank with a valve to control the following functions: filter, winterize, waste, close, backwash, recirculate, rinse).


The parking areas

The parking area inside the 6' (1.8 m) fence is accessible through a motorized sliding door operated by remote control. Up to 4 cars can be parked easily.

Another parking area between the fence and the municipal road is protected by a chain. A large trailer or 2 to 3 cars can be parked easily.

The houses structures


The slab

The houses, pool, patio and parking area are built on a 3000 psi (20.7 MPa) one piece concrete slab strengthened with ½'' (1.27 cm) metal rebars (rods).


The roof

The roof which covers the entire slab is supported by a total of 15 columns. It exceeds the slab by 4' (1.2 m) to provide a walkway, protected from the rain, around the living area. The walkway is lighted at night by low intensity lights for additional security. In-ground concrete channels under the roof perimeter prevent the accumulation of rainwater and ensure their quick and efficient evacuation.


The land

The slightly sloping terrain is backfilled above or level with the bordering land. The 6'’ (1.8 m) fenced lot is surrounded by mature 8' (2.4 m) to 12' (3.6 m) high red bougainvillea hedges. A nearby Panamanian mountain range is visible from the patio.



The property infrastructures


The drinking water

The drinking water from the aqueduct on the property is distributed in two ways:


A. The low pressure water from the aqueduct is stored in a 500 gallon (750 liters) tank buried underground. A 1½ HP water pump distributes cold water in both houses. It also feeds cold water to a 60 gallon (227 liters) propane tank water heater located out of view at the side of the main house. The hot water from the water heater is then distributed under pressure to both houses.


B. The low pressure aqueduct distributes cold water directly to both houses and to the water heater in the eventuality of a power shortage. The hot water from the water heater is then distributed to both houses.


The sewer system

Wastewater from the toilets of both houses is discharged into a common septic tank. Gray waters are discharged into another tank buried underground (by way of a filter tank to prevent clogging the drains with soap and washing machine residues).


The propane gas station

There are two 25 pounds (11.3 kg) and two 100 pounds (45.3 kg) propane gas tanks located out of view at the side of the main house. This station feeds the main house indoor and outdoor stoves, the BBQ grill and the hot water tank. One 25 pound (11.3 kg) tank located out of view at the side of the guest house feeds the guest house stove.



The available services



A student cleans the pool every week for $5 and cuts the grass every 15 days for $12.


Potable water

The houses are supplied through the aqueduct with drinking water by the IDEEN company. The bill in the amount of $ 7.25 monthly is home delivered and is paid at their office in Chame.



The houses are supplied with electricity by Gas Natural Fenosa. An employee reads the meter the 18th of each month. The bill averages $125 to $150 a month, it is sent by email and also home delivered. It is paid at their office in a Coronado shopping center. There is only one electric meter for both houses.


Garbage collection

The garbage are put in plastic bags that are accumulated in a large metal basket located at the end of the property. The bags are collected once or twice a week by the Chame Municipality. The bill in the amount of $ 3.00 per month is paid at their office in Chame.


Propane gas

Empty 25 pounds tanks are exchanged at a convenience store for $ 4.82 per tank (they are subsidized by the government). Tropigas will exchange your empty 100 pound tank at the residence at a cost of $ 75.00 +.


Satellite signal for television

There are at least three distributors of satellite television signals for our area. We use SKY, the monthly bill ($35.00 +) is sent via email and can be charged to a credit card.
